Your last floor probably failed here — not at the surface.

Most floor failures are subfloor failures. Moisture causes engineered boards to cup. An unlevel screed causes LVT to hollow underfoot. Loose joists cause solid wood to squeak. We test the subfloor before we quote, fix it before we lay, and show you the readings so you can see exactly what we found and what we did about it.

How we fit floors

Six steps — the sequence that prevents failures.

Every job follows this process. No shortcuts, no skipped acclimatisation, no levelling 'done by eye'. The same whether it's a one-bed flat or a four-bed house.

Survey & subfloor assessment

A senior floor-fitter visits the property. We check moisture levels, assess flatness with a 2m straightedge, identify any structural issues with joists or concrete, and agree the scope of subfloor preparation needed before quoting.

Product specification & fixed quote

We recommend the right product for the subfloor, the room's use, and whether there's underfloor heating. A line-by-line written quote arrives within three working days — materials at trade, labour at a fixed rate. No surprises.

Subfloor preparation

This is where most floor failures begin. We level with self-levelling compound, fix squeaky boards, replace damaged sections of ply or concrete, and apply a moisture barrier where readings indicate it. We don't skip this step.

Acclimatisation

All materials are delivered and left on-site for 48–72 hours before we lay them. Wood needs to adjust to the room's temperature and humidity — skipping this is why floors cup, gap and creak within the first winter.

Installation

Laying runs in the right direction for the room and light source. Expansion gaps maintained throughout. Cuts made with precision saws. Adhesive, secret nailing or floating method chosen for the product and subfloor. Seams and joins checked under raking light.

Finishing & snag walk-through

Skirting, scotia and threshold bars fitted and caulked. Doors trimmed for clearance. Every room walked with you at the end. Anything imperfect gets fixed before we leave. Written 1-year fitting guarantee issued on the day.

The flooring questions we hear every week.

Do you supply the flooring or fit only?

Both. We have trade accounts with Havwoods, Ted Todd, Karndean, Amtico and Boen — and we'll happily fit material you've sourced yourself. If you supply, send us the product spec before the survey so we can confirm the subfloor prep needed.

Can you lay over underfloor heating?

Yes. We routinely fit engineered boards and LVT over both wet and electric UFH systems. The key is product selection — not all hardwood is suitable. We'll advise during the survey and recommend products that are formally approved for UFH use.

What about carpet — do you fit and supply?

Yes. We supply and fit wool and synthetic carpets across bedrooms, living rooms and stairs. We use quality underlay as standard — the underlay is what separates a carpet that lasts 8 years from one that lasts 20. We'll show you samples during the survey.

My existing boards are original Victorian pine. Can you sand and restore them?

Yes — floor sanding is a core part of our offer. We fill gaps with a wood flour compound before sanding, which stops draughts and gives a cleaner finish. Oil, hard wax oil, lacquer or stain to your preference. Most original boards sand back beautifully.

Why does subfloor preparation add to the cost?

Because skipping it is why floors fail. An unlevelled concrete subfloor causes LVT to creak. Moisture in a screed causes engineered boards to cup. Loose joists cause solid wood to squeak. We charge for proper prep because it's what makes the 1-year guarantee meaningful.

What about creaky floorboards and loose joists?

Part of our scope on every timber subfloor job. We screw down loose boards, replace damaged sections, add noggins where the framing is inadequate, and lay a ply deck where the substrate isn't flat enough to lay onto directly.

How long will it take for a flat or house?

A one-bed flat with engineered boards is typically 2–3 days including subfloor prep. A four-bed house, 5–8 days. Herringbone and parquet take longer — figure an extra day per room for laying and finishing. We'll give you a specific timeline in the quote.

Is the 1-year guarantee in writing?

Yes — it's issued before we leave site and covers all workmanship. If boards lift, gaps appear at joins, or thresholds work loose, we come back. It doesn't cover damage from flooding or subfloor movement caused by structural issues beyond our scope.
