Compliance baseline

Gas certificates, EICRs, EPCs and any other required documents gathered, uploaded and dated in our system. Renewals scheduled forward. Tenants notified of the new maintenance contact.

Your tenants receive a notification with the new maintenance contact number. From this point, all reactive and planned maintenance is routed through us. You receive a copy on anything above an agreed threshold.

How is building management priced?

A monthly retainer per property, plus materials and labour at trade cost. No mark-up on contractor invoices — what the contractor charges us is what you pay. The retainer covers the helpline, compliance management, reporting and our time coordinating all works.

What size portfolio do you work with?

From three to three hundred. We work with private landlords, family offices, small developers and housing associations. The system and reporting are the same regardless of size.

Do you manage HMOs?

Yes — including HMO licensing applications, fire safety compliance, room-by-room maintenance tracking and more frequent inspection cycles where required.

What happens when a tenant reports something at 11pm?

They call the helpline. A member of our team answers or calls back within 30 minutes. If it's a genuine emergency (no heating in winter, active leak, no hot water), we dispatch that night. If it can wait, we book it for the next working day.

Can you take over from an existing managing agent?

Yes — we handle the transition including notifying tenants, collecting existing compliance documents and picking up any outstanding maintenance items. Transitions typically complete within two weeks.

Do I still need to be involved day-to-day?

Only if you want to be. Most of our landlords set an expenditure threshold (typically £250–500) below which we proceed without approval, and require sign-off above it. You receive a monthly report and notifications on anything significant.

How do you handle larger works like a new boiler or roof repair?

We survey, obtain three quotes where practical, recommend a contractor and seek your approval before proceeding. We then oversee the work and sign it off on your behalf. All paperwork and warranties retained in your portal.

What compliance documents do you track?

Gas safety (CP12 annual), EICR (every 5 years), EPC (every 10 years or on re-let), PAT testing where required, fire alarm and emergency lighting testing, HMO licence renewals and legionella risk assessment schedules.
