Engineered Wood Flooring in Central London.
Real wood. Stable over central heating and period subfloors.
We supply and fit engineered wood flooring — a real timber wear layer on a stable ply core. The most popular wood floor in London, suited to properties with central heating, underfloor heating or original Victorian subfloors.
Engineered Wood Flooring in Central London.
Central London — covering EC1, WC1, WC2, SW1 and W1 — is dense urban territory with a high proportion of converted Georgian and Victorian buildings and mansion flats.
The period properties typical of inner London — Victorian terraces, Georgian townhouses and mansion flat conversions — commonly have original suspended timber subfloors that need assessing before any new material is specified. We check whether existing boards are worth restoring, and test moisture before committing to an adhesive system.
The property stock here is predominantly Georgian and Victorian town houses converted to flats, mansion blocks and commercial-to-residential conversions. Based in Berkshire, working across London — Central London jobs are among our first visits of the day.

What makes our engineered wood flooring work different from a standard quote in Central London.
Genuine timber surface
The wear layer is real wood — oak, walnut, ash or maple. The grain, character and ageing are identical to solid hardwood. The ply core is what provides stability.
Stable over central heating
Engineered boards stay flat as temperatures change through the seasons — a key advantage over solid wood in centrally heated properties.
UFH-compatible
Most engineered products carry formal approval for wet and electric underfloor heating systems. We confirm compatibility before specifying.
Sand and refinish 2–3 times
Enough to restore the floor twice during its life — typically at years 12–15 and 25–30. Each sanding returns the floor to near-new condition.
How we handle engineered wood flooring in Central London.
Survey & moisture test
Subfloor moisture tested with a calibrated Protimeter. Readings determine whether a DPM is needed and which adhesive system is correct. We do not quote without this.

Engineered Wood Flooring in Central London — questions answered.
Engineered wood has a genuine timber wear layer — real wood, typically 3–4mm thick. The grain, character and ageing of the surface are real. Laminate has a photographic surface that mimics wood. Engineered wood can be sanded and refinished; laminate cannot.
Yes — most engineered products carry formal approval for wet and electric UFH. The key is specifying a product rated for the UFH system in the property. We check this as part of the specification process.
Typically two to three times, depending on wear layer thickness. A 4mm wear layer allows two full sandings. That is enough to restore the floor twice — at roughly years 15 and 30.
Oak is the most widely specified — durable, available in a wide range of finishes, suited to most properties. Walnut is a premium option for studies and reception rooms. Ash has a distinctive pale grain. We hold Havwoods and Ted Todd trade accounts.
It is priced separately and itemised in the quote — because the extent varies per property. We will not skip it to hit a price point. Every quote includes a clear line for subfloor prep.
We are based in EC1N — Central London is one of our first-call areas. Surveys are typically available within 24–48 hours. A fixed-price written quote follows within three working days of the survey.
